Sophisticated Country Living. In Fulshear Run the land is beautiful, the lots are oversized and there is plenty of quiet, open space.

neighborhood-plan

LOCATION Fulshear Run is located south of the intersection of FM 1093 and Bois d’Arc Lane in Fulshear, seven miles west of the Grand Parkway, and seven miles south of the Katy Freeway. The prestigious Bois d’Arc area is just beyond Fulshear Run, and Fulshear’s charming downtown area is a mile west. Fulshear Run is the only acreage community offering city utility services.

LAND CHARACTER South of Fulshear, the land rolls toward Bessie’s Creek and the Brazos River, creating a hilly landscape. A subtle creek, known as Fulshear Run, traverses the community from north to south. There are ponds and woods, prairies and pastures. The home sites are well positioned for views beyond their three rail fences.

LAND PLAN The creative land plan depicts half acre+ home sites in Section One and acre+ home sites in Section Two. There are ample acres of community open space, flanked by miles of natural hiking trails and walking/cycling trails. The trails will eventually link to Fulshear’s proposed citywide system.

PARTNERING WITH THE ENVIRONMENT Fulshear Run’s comprehensive deed restrictions and architectural guidelines are crafted to protect homeowner’s investments, but also protect the environment. They address light source pollution, tree protection and a street tree program.

AMENITIES In addition to the trails and open space, amenities will include a park with a tot lot, observation hill, performance stage, fishing dock and Wi-Fi hut. A birdhouse village and a grilling/picnic area are also planned for the enjoyment of residents along the run.

FULSHEAR FARMERS’ MARKET The Fulshear Farmers’ Market, just a year old, now attracts over 500 shoppers each Saturday morning. Fulshear Run residents can cycle or walk to the market, buy the region’s freshest meats, fruits and vegetables, and know that a healthy meal is only minutes away.

Positioned for Excellence with Small Town Conveniences. Fulshear and Fort Bend County are growing in the right direction because of visionary leadership

In the past few years, Fulshear has developed a comprehensive plan for growth, implemented zoning, embarked on a vigorous plan to develop parks and trails, and constructed major water and sanitary lines to satisfy the growth. In 2016, construction began on the extension of the Westpark Tollway and the widening of FM 1093 between the Grand Parkway and Fulshear. Casual and gourmet dining and a choice of convenient neighborhood services are among the local amenities of Fulshear’s peaceful lifestyle. There is a comforting sense of rich history and tradition mixed with the excitement of new eateries and gathering spaces.
